Seller Prediction reads dozens of data points on more than 150 million properties, every home in America, and scores each one with a proprietary algorithm tuned on more than 200 million data points across 19 live sources: 13.9 million real purchase-mortgage records (2022-2025), live mortgage rates and rate lock-in data from Freddie Mac and the federal mortgage database, appreciation and price history for every neighborhood, census and migration profiles for every market, live weekly listing feeds, FEMA flood and hazard data, and recorded sale prices with 20 years of federal price curves powering highly accurate equity on every home, not blind estimates. On demand, it screens any farm for the public events that move a sale first: vacancy, pre-foreclosure, tax delinquency, and estate transfers.

Every signal is weighted by what actually comes before a sale. Years owned helps until it does not: past a point, long tenure means they are staying put, and the score knows it. Equity matters but does not predict the move on its own. Rate lock-in beats both.

And these are not guessed weights. Our proprietary score is tuned on more than 200 million data points, and over the last two years of building this tool, on real home sales from those two years, the homes it ranks highest have sold at up to 2.41 times the rate of everything around them. When its strongest signal fires, a fresh estate or divorce deed straight off the county record, those homes have sold at up to four times the normal rate. It scores every home against its own local market, never a national average, so the same signal is read correctly in a fast-moving suburb and a slow-turnover town alike.
